BUYER'S REAL PROPERTY CHECKLIST

Tuesday, February 9 $25/3 Hours (Disclosures)
6:00 P.M. to 8:50 P.M. Instructor: John Barry

In a real estate transaction, the buyer is the party most vulnerable to loss.  The buyer must learn as much as possible about the property prior to becoming committed to the purchase.  The Property-Buyer’s checklist is an important guide to an extensive investigation of the property and surrounding neighborhood. This is a must course for buyer’s-brokers!  A checklist will be provided.

SUCCESSFUL PROPERTY TAX APPEALS

Thursday, February 11 $25/3 Hours (Law/Issues)
9:00 A.M. to 11:50 A.M. Instructor:  Tom Naifeh

You can find lots of reasons why a property is worth more money, but we often overlook sound, supportable rationale for why the Assessor should REDUCE your property value (and thereby reduce your taxes).  The value you get this year is based on last year’s still overpriced market. A full-time Tax Appeals agent, Tom will give you all the tools you’ll need to be successful (including a thick hand-out guide).

SELLER CARRYBACKS IN A TIGHT MONEY MARKET

Thursday, February 11 $25/3 Hours (Contract Law)
1:00 P.M. to 3:50 P.M. Instructor: Jodi Zeramby, ESQ.

For a seller to become a lender is not a new concept.  When loans are freely available, more sellers want to cash out when they sell.  But when money is tight, seller financing becomes a viable way to close more transactions faster. But there are some very important cautions which if overlooked can cause grievous problems for both sides.   Jodi will show you the proper clauses to use that represent the interests of the parties for a smooth transaction.  The result will be a substantial increase in your sales, and more happy clients and customers.

REVERSE MORTGAGES - THE COMPLETE STORY

Tuesday, February 16 $25/3 Hours (General)
9:00 A.M. to 11:50 A.M. Instructor: Robin Loomis

This relatively new mortgage product is admittedly not for everyone. There are a surprising number of senior citizens who have large home equities, but are living near or below the poverty level in their autumn years.  With new protections built in and Federal sanctions through HUD and FNMA, these types of loans have become a godsend to increase the owner’s standard of living at a time when it is needed most.  With over 15 years of lending experience, Robin will show you when Reverse Mortgages are, or are not, appropriate for your clients and customers and how to select the most advantageous plan.  This class is also approved as part of the 12-hour Renewal requirement for Mortgage Brokers, Bankers and Responsible Individuals.

CRITICAL NEW FEDERAL MORTGAGE LAW

1:00 P.M. to 3:50 P.M. Instructor: Glen Smart - Mortgage Loan Professional

The new Federal Mortgage Disclosure Improvement Act (MDIA) includes not only changes in required disclosures, but also changes in the Good Faith Estimate, Truth-In-Lending disclosures, RESPA and the HUD-1 form.  The new law can affect the specific performance dates of the residential purchase agreement.

YOU CAN AFFORD TO BE ETHICAL

CAN YOU DISCRIMINATE?
(A Property Manager's Guide to Fair Housing)

Tuesday, February 18 $25/3 Hours (Fair Housing)
1:00 P.M. to 3:50 P.M. Instructor: Ken Adams - Property Manager

Residential property managers face unique problems when screening tenants.  Applicants may be rejected for perfectly reasonable and legal criteria, yet an applicant may construe the rejection as illegal discrimination.  Ken will show you how to comply with the law and fulfill obligations to your principal.  Emphasis will also be placed on how to document and defend your conduct.

SHORT SALES

Thursday, February 25 $25/3 Hours (RE Law/Issues)
1:00 P.M. to 3:50 P.M. Instructor: Jodi Zeramby, ESQ.

The “Short Sale” is one of several options available to the skilled practitioner who can be patient, tenacious, and persevering in helping a client get out of the payment quagmire.  Jodi will provide you with ALL of the tools you’ll need to be successful, including the necessary contract forms, financial disclosures, and authorization letters the lender’s loss mitigators will need.

DISCLOSURE ISSUES FOR PROPERTY MANAGERS

Thursday, February 25 $25/3 Hours (Disclosures)
6:00 P.M. to 8:50 P.M. Instructor: Ken Adams, Property Manager

A real estate licensee is required to disclose to every tenant MORE things than would be disclosed if the tenant were BUYING the property.  All of these additional points such as maintenance issues, crime-free and drug-free requirements, required notices, pool safety issues, attorney’s fees, and military termination requirements will be discussed in this class.

FAIR HOUSING - IS IT FAIR?

Saturday, February 27 $25/3 Hours (Fair Housing)
1:00 P.M. to 3:50 P.M. Instructor:  Ivan Kobey

This country went through a terrible period of overt bigotry and intolerance that lasted nearly 200 years.  We will trace the continuing journey from narrow-minded prejudice toward a more open-minded society using decisions of the Supreme Court, Constitutional Amendments and Federal Legislation.
